We are licensed in the state of Texas with over 9 years of experience in commercial, residential design and fabrication. We have successfully completed projects in Austin, Waco, Dallas, Fort Worth, Leander, Cedar Park, and Williamson County.

What is your overall design approach?

How do you establish and manage project budgets?

During our initial consultation, we will discuss the project budget and we will share the market rate for similar projects that we have worked on. We understand how important it is to be on budget during construction. We will share general contractor information for the possibility of attaining preliminary cost estimates during the design development phase.

How do you manage project timelines and deadlines?

We understand the importance of project timelines. We will provide a realistic timeline for your project during our discussions and will work diligently to meet deadlines. Clear communication is key to ensuring the project progresses smoothly and efficiently.

Can you assist with obtaining necessary permits?

We are well versed in navigating the permitting process in many jurisdictions. We have successfully attained building permits in: Austin, Williamson County, Kyle, Leander, Cedar Park, Pflugerville, Fort Worth and Dallas. Permitting is considered an additional service and not apart of the base fee.

QUICK TURNAROUND
CITY REIVEW TIMELINE : 5 to 10 business days

Applies to tenant finish outs only and must be under 5,000 square feet. No additional electrical services can be added to the existing system and no change of use allowed. This is ideal for small renovations, with no change of use and minimal plumbing and electrical upgrades.

7 BUSINESS DAY REVIEW
CITY REIVEW TIMELINE : 10 to 14 business days
Change of use is permitted if less than 5,000 square feet. If not need for change of use the renovation can be under 10,000 square feet. This is ideal for a space needing a change of use, some electrical and plumbing upgrades.


NEW CONSTRUCTION
CITY REIVEW TIMELINE : 25 to 27 business days
This includes ground up construction of any size. Ideal for new construction.

What will be included in the contract?

The contract will clearly outline the scope of work, terms of payment, and procedures for handling changes and additional services. We prioritize transparency and clarity in contractual agreements to establish a solid foundation for our collaboration.
