The Capitol Tower Rooftop Amenity project transformed an underutilized rooftop into a highly activated hospitality and wellness environment designed to enhance tenant experience and elevate the overall value of the development.
The approximately 3,000 square foot rooftop amenity space includes a lounge area, fitness space, and outdoor gathering environments that create a premium extension of the building’s tenant experience. Positioned on the 20th floor in the heart of Downtown Austin, the project was carefully designed to balance functionality, comfort, and architectural presence while maximizing views and usability.
Our role extended beyond design. We were deeply involved in the coordination and execution of the project, working through the complexities of constructing a new architectural canopy system that required craning and installation at rooftop level within an active downtown environment.
The project involved significant technical coordination related to supplemental structural systems required to support the increased occupancy and new rooftop interventions. Throughout construction, the team navigated complex field conditions, elevation changes, threshold transitions, and ramp detailing challenges that evolved in real time as existing conditions were uncovered.
This project required close collaboration between the design team, consultants, contractors, and ownership group to develop practical solutions while maintaining the integrity of the design vision and overall project goals.
The result is a highly refined rooftop environment that adds meaningful value to the development by enhancing tenant amenities, strengthening the building’s market appeal, and contributing to a more elevated user experience within one of Austin’s premier office towers.
